Identifying Commercial Roof Issues

How do you know you need a new commercial roof installed?

Signs of age & damage:

Alligatoring

Alligator effect on surface

This effect of worn and old sealed roofs looks like alligators hide. This effect leaves the roofing system vulnerable to water exposure and unseen damage to the roofing system.

Wrinkled Roof

Wrinkling of top flat roof layer

Wrinkling in your roof membranes can lead to premature failures, such as opening of overlaps, abrasion of the raised surface and ponding of water.

Membrane Cap

Lifting of Roofing System

Lifting of the roofing system can expose the roof membrane to the UV rays & damage done by weather elements. This can mean the roof is near the end of its useful life.

Material Seperation

Separation of material at seams

If the flashing separates from the roof, water can seep into your roof decking and insulation, which can cause rust, mold or damage to the property.

Puncture

Punctures or penetrations in surface

Any puncture means an area of penetration open for water. Even if damage is not obvious to the eye, the underlying substrate could be affected.

Roof Sealing

Excessive standing water

Standing water should not be ignored if it is stuck on your roof for prolonged periods. Such "ponding" can lead to roof deterioration and, eventually, leaks.

Missing Shingles

Portions of Roofing Material Missing

Not all commercial roofs are made of the same material, however obvious spots of missing material, cracked or damaged material can be a sign of roof damage.

Streaked Roof

Roof age

Once a commercial roof reaches that 25-year mark, repairs just may not be worth it. After a roof is about 15 years old, it should be watched more closely for signs of wear or damage.

The Characteristics of a quality commercial roofing system installation:

Experienced roofing contractors, including William Penn Roofing, agree that these are the qualities to look for when buying a commercial roof:

Seal, defend, protect:

Roof decking or substrate

The type of substrate board should be chosen based on the roof-deck type, interior building use, installation time of year and the cover material to be placed upon it.

Commercial Roof Insulation

Commercial roof insulation is a layer of material installed under the membrane to create a thermal barrier between the building and outside elements.

Commercial Roofing Membranes

Your commercial roof membrane will serve as the watertight layer and first line of defense in impact resistance when protecting your building.

Commercial Roofing Accessories

The key to a long-lasting commercial roof is correctly selecting and installing the right roofing accessories.

We use only the highest quality materials and products by the best manufacturers

TRUSTED MATERIALS WE INSTALL

TPO or better known as thermoplastic polyolefin roof is a single ply membrane with reinforcing and polymer fillers used on a flat roof.

As the name implies, single-ply membranes are called such because roofers only need to apply one layer of material to completely cover and seal the surface.

These roofing systems are environmentally friendly! They also resist chemical and ultraviolet exposure. A TPO roof can last anywhere between 15 to 30 years.

EPDM is an extremely durable synthetic rubber roofing membrane widely used in low-slope building. They have a life expectancy of about 50 years.

EPDM is also flexible and has a high resistance to UV rays. This increases its lifespan by allowing it to stay supple and strong even in hot, cold, damp, or dry weather conditions.

This roofing system is available in both black and white, and is sold a broad variety of widths.

Mod-bit roof stands for modified-bitumen roofing, which is a hybrid system derived from traditional built-up roofing methods combined with modern roofing technology

This type of roof is durable, weather resistant and a type of low-slope roof. Mod-bit roofs typically last 20 years, but can last longer if they are properly maintained.

Modified Bitumen Roofing Systems are designed with a 5 layer composition to withstand harsh exposure to all seasons and other dangerous environmental elements.

Torch down roofing requires an open-flame propane torch to adhere it to the surface. Once the layers reach the right temperature, seams are melted together to create a waterproof seal.

Torch down roll roofing is designed for all climates is usually used for flat roofs where snow, rain and ice can easily collect. It can expand under heat and contract under cold conditions without melting or cracking as other materials might. It’s this ability that gives torch down roofs their long lifespan.

Metal roofs are highly durable and lightweight. Metal roofs can last from 20 to 60 years depending on which kind of metal roof type you choose. Metal roofs can come in the form of steel, tin or galvanized steel.

Because the material is highly durable, metal roofs can withstand inclement weather. This includes wind gusts of 140 miles an hour.

Metal roofs have reflective properties, which means you can lower your heating and cooling costs throughout the year.

Liquid Coating Applications is spray applied onto the roof surface covering and coating the entire rooftop. As the coating is sprayed, it spreads and “melts” together to create a seamlessroof membrane with no seams, penetration holes, or joints.

The liquid coating covers and waterproofs those hard to reach areas such as pipes, drains, walls, HVAC equipment and anything else on the roof that makes it unique and difficult to waterproof.
